Vanity or mirror lighting is a subject that people are highly critical of, because it affects their own appearance.

Designers in the hospitality industry have (or should have) known this for years. If the customer looks good, they have a more pleasant experience and will want to come back.

Bathroom lighting needs to be bright but not glaring, accurate yet flattering, and for public/commercial spaces low maintenance and low power.

There are three considerations for mirror lighting; fixture placement, lamp (or bulb) type, and fixture style.

Placement. The best mirror lighting surrounds the face with light. This provides light from all sides that minimizes shadows under the chin, eyes, cheeks, and forehead.

This does not mean that you have to use ?Hollywood? style lights (those strips that use the round light bulbs). A wall sconce on either side of the mirror can work nicely.

Normally you want the center of the fixture at about 66? above the finished floor and at least 30? apart (these specs will vary according to the particulars of the room and fixture).

If the room has a whole wall mirror you can mount the fixtures right on the mirror. Mounting the fixtures on the mirror requires extra planning and coordination with the electrical contractor and the glass supplier.

Also be aware that some types of fixtures will look better on a mirror than other types (because of the reflections). Avoid using ceiling mounted fixtures as the sole source unless the room is very small with light colored walls. Large bathrooms often need additional lighting besides the mirror lighting.

Definitely don?t rely on recessed cans for mirror lighting, the shadows can be horrendous! If a recessed type must be used, consider constructing a luminous soffit with two 4? fluorescent tubes. We suggest using a flush mounted fixture.

The most common placement for mirror lighting is on the wall above the mirror. Though this is not ideal it avoids most conflicts with mirror size, medicine cabinet doors, and room dimensions. However the fixture needs to be long enough to light the sides of the face.

Lamp type. Color qualities, light distribution, and maintenance costs are all heavily dependent on the type of lamp the fixture uses. It is very important to first choose the lamp you want to use and then find a fixture that will hold it properly.

With fluorescent lamps you have choices when it comes to the color properties of the lamp. The two main color properties the specifier should know about are color temperature and color rendering.

Color temperature refers to whether the light source appears cool (bluish) or warm (yellowish) or neutral and is expressed in Kelvins (K). Most light sources used for mirror lighting range from 3,000K (warm) to 4,200K (cool).

Daylight is considered to be 6,500K and sunlight 5,000K (these values change depending on season, latitude and time of day). Skin tones look most flattering in medium to warm color temperatures (

Color rendering (expressed as CRI) is another key color quality. CRI is a scale from 0 to 100, the higher the CRI the better. Incandescent and Daylight are considered to be100 Old style fluorescent; ?cool white? and ?warm white? are 62 and 52 respectively The newer fluorescent tubes (T-8) and compact fluorescents are about 80*.

Light distribution is another key element in effective mirror lighting. Even, shadowless light is easiest on the eyes, and fluorescent sources (particularly the large T-8 tubes) are well suited to this task.

Spotlights, clear bulbs or small halogens require lots of shielding or diffusion from the fixture for glare control. This will tend to reduce the light level necessitating the use of higher wattages.

Fixture Style. When selecting a fixture style choose one that has a translucent lens. If the lens is clear the fixture may be glaring. If it is opaque (metal, ceramic, etc.) it will not pass enough light directly to your face. Be sure that the lens will not change the color of the light (some glass is rather green).

Check that the fixture meets your maintenance requirements for relamping, cleaning, and spare parts. Most ?vanity? fixtures are linear and many of them can be mounted horizontally above, or vertically on the sides, of the mirror. If you choose to use wall sconces in small rooms select ones that are narrow, as these will fit best.

Maintenance costs include power consumption, lamp cost, and frequency of lamp replacement. Many public/commercial lavatories are illuminated 12 ? 24 hours a day and over time these costs far exceed the cost of the fixture itself. I wanted to write about this topic for a while already ? friendship, or in a broader sense ? relationships. I don?t like the inflationary use of the term friend?for all our relationships. My good friend is a real estate broker in Westchester/Dutchess County. He said he is seeing a real problem growing with title insurance. He said a large number of the REO properties banks try to get him to sell cannot close because of title problems. He?s worried about the growing number of vacant homes which may be impossible to sell.

For those who don?t know the New York area, Westchester County is full of wealthy bedroom communities like Scarsdale; Dutchess County is further out but well off by national standards. The unemployment rate for the state is better than the national average, and with New York famously having the longest foreclosure clearing time in the US (as in the number of defaulted homes versus throughput rates in the courts), the state is not a prime candidate for a huge inventory of unsold homes.

Put more simply, if you are seeing a significant overhang of unsold, and perhaps more important, unsellable, houses in two relatively well off counties in New York, it?s likely that the same problem exists elsewhere.

We noted last October that Bank of America was now eating title insurance liability on foreclosed properties sold by its servicer. Perhaps BofA has since reversed course, but it may be that other major servicers have not followed suit. We?ve also been told by real estate attorneys of title insurers offering policies for foreclosed properties with significant carveouts, making them more or less useless for the buyer.

One of the notions you often hear voiced is that the residential real estate market won?t recover until it ?clears?. That belief is then used to argue for faster foreclosures, when foreclosures are certain to result in lower prices than modifications (to the extent that borrowers have enough income to be viable with a deep mod; there is no point in trying to rescue those beyond salvation). But whatever form of ?let?s get this over with? you believe in, whether the Mellonite ?liquidate homeowners? or a mix of foreclosures and mortgage mods, the tacit assumption is that the foreclosed homes will be sold in an orderly manner (or in cases where communities have shrunken, razed).

But what happens when you have unsellable homes, becoming havens for squatters or targets for vandals? They not only pull down the values of properties nearby, but they also represent a safety risk.

To put it bluntly: vacant homes are crackhouse futures.

This puts quite another complexion on the story of Fannie and Freddie?s interest in renting homes. Per the Wall Street Journal:

Mortgage giants Fannie Mae and Freddie Mac sold a record 100,000 homes during the second quarter. Together with the Federal Housing Administration, the entities owned about 250,000 homes at the end of June, or around half of all unsold, repossessed properties. Another 830,000 homes backed by the entities are in some stage of foreclosure, according to Barclays Capital.

The GSEs have been pushing banks to foreclose faster, and one has to wonder how many of those 250,000 unsold homes have clouded title that is deterring buyers. The story puts a spin on the logic of renting:

Banks are usually faster than mom-and-pop sellers to cut prices in order to unload properties quickly. In many hard-hit markets, more than half the sales have been made to non-owner-occupant investors?at discounts. The upshot is that home prices will continue to fall if many properties continue to be sold out of foreclosure. That has made it harder for traditional sellers to sell their homes at prices potential buyers have agreed to because foreclosures are driving down appraised values, killing some agreed-upon deals at the closing table.

So investor bottom fishers are important buyers. And they are also probably professional enough not to buy a property with dubious title when there are plenty of home on offer.

And notice how many they want to offload:

One proposal would sell packages of hundreds or thousands of foreclosed properties in bulk to investors that agree to rent them out. That approach is preferred by the Department of Housing and Urban Development, which is taking back properties as defaults mount on loans backed by the FHA.

Another approach would let investors enter joint ventures with Fannie or Freddie to invest in a pool of converted rental homes. A national property-management business would handle day-to-day landlord responsibilities. Investors would pay for rehabbing and maintaining properties and would share revenue from monthly rental income and the ultimate sale of the property. Such a joint venture would be modeled on the Resolution Trust Corp., which sold failed banks? assets in the early 1990s.

See how large scale these measures are. And notice the complete absence of any discussion as to why it is better to convert these homes to rentals (as in it is not driven by any analysis of local rental needs or a change in national priorities to favor more renting). Just because speculators are buying does not mean all of them intend to be landlords. Some may simply hope to catch a bottom or near bottom and flip the homes when conditions improve.

I hope readers will provide input on whether they see a growing inventory of unsold, and particularly unsellable homes in their community. This looks to be a development worth monitoring.

Police explode briefcase left for literary agent

(AP) ? A writer desperate to get a movie script read suffered the ultimate rejection Thursday when police blew up a briefcase he said contained the screenplay after an agent refused to read it, police said.

The bizarre story was set in Beverly Hills, where a man visited the office of the literary agent and left behind a briefcase that he said contained a computer, police Sgt. Brad Cornelius said.

The man left instructions for it to be delivered to someone at the business, who told another person in the office, "This guy's been kind of pestering me to read his stuff" and said he neither asked for nor wanted the briefcase, Cornelius said.

A security guard took the case into an alley, and a Los Angeles County sheriff's bomb squad was sent to investigate the suspicious package.

Officials sealed off one square block and evacuated dozens of people from a handful of businesses on nearby Rodeo Drive and Santa Monica Boulevard before blowing open the briefcase, which contained no explosives.

Police detained the man suspected of leaving the briefcase and questioned him before he was released, Cornelius said. His name and other details were not immediately released.

The above is an example of a daily action plan and it is very similar to the daily actions I took each and every day early in my internet network marketing business career.? Your goal should be to eventually commit more time to your business and improve your skill set so that your daily actions bring more results.? For example the above plan which used to be very similar to my daily action plan differs a lot from my current daily action plan if I had the same 2 hours.? I do work on my online home business more than 2 hours daily now but I chose to use the 2 hour time below for comparison purposes.

  1. Spend 45 minutes daily writing new content on my blog.
  2. Spend 45 minutes daily working on SEO, Backlinks, and keyword research for my blog.
  3. Spend 15 minutes daily learning about new internet marketing skills, personal development, and research.
  4. Spend 5 minutes daily email marketing to Listbuilders (Notice I used to take 45 minutes to do this, but because I have practiced this skill so much it now only takes me 5 minutes to complete the same amount of work).
  5. Spend 10 minutes daily writing down ideas and planning for the next day.

Meet John, a successful product manager for a sporting goods company in a suburb of New York City. John knows how to get the job done. He?s run countless successful product launches in the New York market. But now there?s a problem with a product launch in the West Coast office, near Lake Tahoe. Upper management knows John is the man to fix it. But will he accept the assignment?

The executive team makes him an offer for a long-term, possibly permanent, relocation, and John accepts. Problem solved, right? The right man is in the right position to get the new product out without a glitch.

Now John meets with Human Resources to discuss the terms of his relocation. He?ll receive reimbursement of all moving costs, a small bonus, and the HR department will connect him with real estate agents to help him sell his home. He?s got a sizeable house in a coveted suburb ? no one thinks about how long it might take to sell a two-year-old home in an overvalued area in a rapidly depreciating market.

And frankly, the HR department doesn?t really know John, or what an important asset he is to the company. They don?t realize the executive team wants to keep him on board ? and productive ? at nearly all costs. They don?t realize how important John?s productivity is to the company?s bottom line, especially with this do-or-die product launch on the horizon.

Now John faces the most important task of his career and the burden of selling a home that is now worth less than he paid for (and less than his mortgage) ? and dropping in price each day.

John moves into temporary housing in California while his wife stays behind waiting for the kids to finish out the school year, job hunting on the Internet and trying to sell the house.?

John?s wife had planned to meet him in California within a month, but now it?s closing in on three months, with no bites on the home and a very stressed-out John splitting his attention between real estate sales and the product launch. Every other weekend, John goes home to help his wife pack some more, re-evaluate home sale plans with the real estate agent, host an open house or do work around the house to help raise the value of his home and help it ?show? better.

When he returns to work Monday after taking the red eye Sunday night, his mind still isn?t on his job or the new product. The executive team in California starts to wonder what East Coast management saw in this ?star player.? His head is barely in the project. He misses meetings, forgets important details, and the important product launch is even further behind schedule than it was before. The product is high volume, low margin, which means that every day it?s not on the market means lost revenue ? and the holiday season is coming.

When John misses a deadline to finalize an agreement with a major distributor and is locked out of their plan for the next year, the company wonders if it can recover from the estimated million loss in projected profits from the new product, the damaged relationship with the distributor, and the loss of morale across the department.
