DETROIT (Reuters) ? U.S. auto sales rose almost 10 percent in September, allaying concerns of a double-dip recession as major automakers forecast stronger sales through the remainder of the year.
Among the Detroit automakers, General Motors Co (GM.N) sales rose 20 percent, while those at Ford Motor Co (F.N) and Chrysler group were up 9 percent and 27 percent, respectively.
Still battling to rebound from the effects of the March earthquake in Japan, Toyota Motor Corp (7203.T) and Honda Motor Co (7267.T) posted sales declines of almost 18 percent and 8 percent.
Industry wide auto sales rose 9.9 percent in September from a year earlier. The annualized sales rate hit 13.1 million vehicles, the strongest sales rate since April.
GM sales chief Don Johnson said the September auto sales and other recent economic data "all point to a slow growth scenario but not a double dip."
Despite fears of a renewed downturn and volatile financial markets in September, customers returned to showrooms, driven in many cases to trade in aging vehicles that they had been holding on to since the recession.
"As the economy seems to be stabilizing a little bit, I think there are a lot of people who had been postponing buying new vehicles now finally coming to replace vehicles," said Ford economist Jenny Lin.
The U.S. sales gains contrasted with Europe, where car sales in Spain and Italy fell to their lowest September levels in 15 years, and sales in France also dipped.
Japan also experienced a drop in September, as Industry wide auto sales fell 2.1 percent.
Nissan Motor Co (7201.T), which restored production faster than Toyota and Honda after the earthquake, saw a U.S. sales gain of 25 percent. Volkswagen AG (VOWG_p.DE) posted a sales increase of 36 percent, the highest gain among the top 10 automakers.
Sales of pickup trucks and SUVs were especially strong in September, bolstered by steady gasoline prices in the month and stepped-up sales incentives.
Sales of GM trucks and SUVs rose 34 percent, while they were up 24 percent at Ford and 35 percent at Chrysler. Trucks and SUVs typically represent an outsized contribution to profit because of their higher prices and richer margins.
In another indicator of economic resilience, U.S. factory activity expanded at a faster pace than expected in September, the Institute for Supply Management said on Monday.
U.S. auto sales represent one of the earliest snapshots of consumer demand.
Gary Bradshaw, a portfolio manager at Hodges Capital Management in Dallas, who owns Ford shares, said the strong sales results had failed to dispel concerns about the economy.
"Half of the market's out there saying we're going into a recession and the other half's saying we're not," he said, adding he was optimistic for recovering auto demand.
The average vehicle on U.S. roads is almost 11 years old, two years older today than the average in 2007. At some point, analysts have said, those older cars will break down beyond the point of cheap repairs, spurring replacement sales.
GM shares ended 2.2 percent lower at $19.73 on the New York Stock Exchange on Monday while Ford shares ended down 3.1 percent at $9.37.
EXPECTATIONS FOR RECOVERY
Morgan Stanley analyst Adam Jonas, who rates GM shares "overweight," said in a note for clients that it was "hard to knock GM's September performance."
Jonas said GM deserved credit for running down its inventory of pickup trucks to 88 days of supply at the end of the month, down from 107 days in August. "GM continues to deliver on what it can control while its stock price continues to trade on fears of what it cannot," he said.
Chrysler, the No. 3 U.S. automaker, had its best performance for September since 2007. Chrysler is managed and primarily owned by Italy's Fiat SpA. (FIA.MI)
Analysts and auto executives said they expected to see sales strengthen through the remainder of 2011, in part as Honda and Toyota start to compete with fuller dealer lots of inventory and better deals for consumers.
"The worst is behind us and we expect to exceed year-ago sales levels beginning in October with continued growth throughout the fourth quarter," said Bob Carter, the head of Toyota brand sales in the United States.
Toyota offered zero-percent financing in October on seven of its most popular models including the all-new Camry.
Honda and Toyota lost more market share than other major automakers from March to September. Honda's share was down 2.2 percentage points to 8.5 percent, while Toyota lost almost 3 points to 11.5 percent.
Paul Ballew, chief economist at insurer Nationwide, said he expected the U.S. sales rate to hold above 13 million for each month through December.
"The problem is that moving above that will require help from the economy that we're not getting yet," said Ballew. "We're inching our way back up."
Before the industry downturn, U.S. also sales averaged nearly 17 million vehicles a year. Sales began to fall in 2008 and by 2009 hit the lowest level since the early 1980s, at 10.4 million vehicles sold.

A small asteroid zipped by Earth well inside the orbit of the moon on Friday, marking the second known space-rock encounter for our planet over the past week. Neither of the two asteroids posed any threat to Earth, scientists say.
"Small asteroid 2011 SM173 just passed Earth at a safe distance of 180,000 miles (290,000 km or .8 lunar distance)," scientists with NASA's Asteroid Watch program announced in a Twitter post.
Asteroid 2011 SM173 was discovered on Thursday by astronomers and is about 56 feet (17 meters) wide, making it about the size of a house.
Its flyby came just four days after the pass of another space rock ? the asteroid 2011 SE58 ?which actually came even closer to Earth. [Photo of asteroid 2011 SM173's orbit] That 33-foot-wide (10-meter-wide) asteroid slipped within 147,000 miles (236,573 kilometers) of Earth during an evening flyby on Monday, according to Asteroid Watch.
The average distance between Earth and the moon is about 238,900 miles (384,402 kilometers).
No threat to Earth
Both asteroids were too small to threaten Earth with a serious impact. If they had barreled into Earth, they likely would have burned up completely in Earth's atmosphere, the researchers said.
"Rocky asteroids the size of 2011 SE58 are not considered hazardous as they break up in the atmosphere & cause no ground damage," Asteroid Watch scientists wrote.
Asteroid 2011 SE58 was discovered by skywatchers on Sept. 21, according to a database maintained by NASA's Jet Propulsion Laboratory in Pasadena, Calif.
By coincidence, last week's asteroid flybys occurred just as NASA announced the latest results from its efforts to find the largest near-Earth asteroids, objects that could potentially endanger Earth.
NASA said its asteroid census has discovered about 90 percent of the near-Earth asteroids wider than a kilometer (0.6 miles) and revealed that the population of midsize space rocks (asteroids from 100 meters to a kilometer in width, or 330 feet to 0.6 miles) is far lower than previously thought.
Astronomers using NASA's Wide-field Infrared Survey Telescope, which mapped the night sky twice between January 2010 and February 2011, found that there are about 19,500 midsize asteroids that can fly near Earth. That number is a steep drop from astronomers' initial estimate of about 35,000 such asteroids, NASA scientists said Thursday [Video: Killer Asteroids, We're WISE to You Now]

Frequent flybys
Scientists with NASA's Near-Earth Object program at the JPL have said that small asteroids like 2011 SM173 and 2011 SE58 can be expected to pass by Earth on a daily basis. But the asteroids pose no threat to the planet because of their small size.
Bigger asteroids ? those that are about 460 feet (140 meters) wide ? can cause widespread damage around their impact sites if they slam into Earth. But it would take a strike from a much larger space rock to cause global devastation, scientists have said.
On Thursday, NASA announced that there are fewer of those giant asteroids in the solar system as well.
Astronomers initially estimated that there were about 1,000 mountain-size asteroids in orbits that brought the space rocks near Earth. Using the WISE observations, scientists were able to lower that number to 981, with 911 of those asteroids already known and well-tracked.
NASA scientists and astronomers around the world keep a constant watch on the skies for potentially dangerous asteroids.
The next object expected to fly close by Earth will be asteroid 2009 TM8, which will pass just inside the moon's orbit when it flies by. The asteroid last whipped by Earth in 2009, when it came within 216,000 miles (348,000 kilometers) of the planet.
Asteroid 2009 TM8 was discovered by skywatchers shortly before its 2009 flyby. It is also tiny, measuring just 30 feet (7 meters) across, and poses no threat to Earth, astronomers have said.

HOUSTON -- (Oct. 3, 2011) -- The U.S.- and Singapore-based creators of the low-cost I-slate electronic tablet are preparing for full-scale production now that a yearlong series of tests has shown that the device is an effective learning tool for Indian children.
The I-slate, an electronic version of the hand-held blackboard slates used by millions of Indian children, will eventually be solar-powered for use in classrooms that lack electricity. It is being developed by researchers at the Institute for Sustainable and Applied Infodynamics (ISAID), a joint program of Rice University in Houston and Nanyang Technological University (NTU) in Singapore. When mass-produced, the solar-powered I-slate is expected to cost less than $50 (64 Singapore dollars).
"Our study clearly shows the I-slate is an effective learning tool for all students, regardless of their learning ability," said computer scientist and I-slate creator Krishna Palem, director of ISAID. "The first production I-slates will be pre-loaded with lessons for mathematics, science and social studies."
Palem, a Nanyang Visiting Professor at NTU and Rice's Ken and Audrey Kennedy Professor of Computing, first conceived the power-saving educational tablet in early 2009. Late last summer, Palem's Rice-NTU team began working with the Indian nonprofit Villages for Development and Learning Foundation (ViDAL) to test I-slate prototypes in a class of 10- to 13-year-olds at Mohd Hussainpalli village, about 70 miles southwest of Hyderabad.
In March, the researchers examined whether the I-slate helped students' improve in mathematics. Students use a stylus to tap and write out mathematics problems on the I-slate. They get immediate feedback about correct and incorrect answers. When answers are incorrect, the machine gives hints and tips about how to correct mistakes.
Using a series of sophisticated measures, the ISAID team analyzed each student's performance and improvement. Students were also surveyed about the features of the I-slate that were most and least useful. Palem said the tests and surveys confirmed the I-slate was effective and provided the ISAID team with valuable information needed to finalize the I-slate's design.
"We know more than 90 percent of what we need to know at this point," Palem said. "We've settled the hardware questions, and that is central to the manner in which the lessons are taught and the manner in which the students interact with the I-slate."
The hardware and graphic content for the I-slate must be developed in tandem because they will ultimately use a revolutionary new low-power computer chip -- another of Palem's inventions. The new chip will cut the power requirements for the I-slate in half and allow the device to run on solar power from small panels similar to those found on handheld calculators. The current I-slate hardware, which uses conventional chips, was designed by ISAID's Vincent Mooney, associate professor of electrical and computer engineering at Georgia Institute of Technology.
ISAID team members in Switzerland, Singapore and the U.S. are developing the first production version of the low-power computer chip. Solar-powered I-slates containing the new chips are due for production in mid-2012.
Palem said a Los Angeles-based consortium of media and content developers headed by Marc Mertens is putting the finishing touches on the math, science and social studies curriculum. Both the content and the finalized I-slate design will be rolled out with traditional chips this fall. About 50 students in Mohd Hussainpalli and other nearby villages will receive battery-powered versions of these slates for a six-month trial.
"Working with Marc, we're planning to bundle a social-networking element into the software that will allow the students to work collaboratively on writing assignments," Palem said.
"We are at an exciting stage and based on rigorous testing, we have achieved quite a few firsts in this early phase of adoption," said Rajeswari Pingali, ViDAL founding chairperson. "Soon students will be able to take the slates home for use and improving their learning outcomes. We spoke to all parents of the children; they too are equally excited about the I-slate. We are particularly happy about the potential benefits for young girls, who otherwise might be married away at a very early age."

Commercial rental property implies property that is built sorely for the purpose of housing commercial enterprise.
This includes offices, block of offices which may be serviced or un serviced, warehouses, lockups or garages, giant industrial buildings, business parks, petrol stations, reconverted buildings which have been reconverted for commercial purposes and any building which is used for business purposes.
They attract a different category of taxes and a different council tax band in the UK and have to provide special features which are dictated by Uk and EU law including but not limited to disabled access and disabled toilets, health and safety requirements and fire prevention and fire protection mandated directives.
For profitability and competitiveness, the owners of commercial rental property need to provide security systems or manned security, parking space, conference rooms, fast broadband access and receptionist facilities (as in the case of serviced offices and business parks), telephone exchanges and industrial quality lighting.
There are a number of avenues you can use when searching for commercial rental property, of course it is a good idea to sign up with some specialist agencies but you may find out that they are often based miles away from the area that you are interested in, and whilst they may have a good understanding of commercial space and the needs of business they may have limited local knowledge.
Smaller local estate agents will have a range of residential and commercial properties available but will probably not have a specialist team who concentrate upon commercial needs.
A search on the internet will give you an idea of the prices and availability in the areas that you are looking and can give you some useful contact details to follow up. It can be important to build relationships with agents so that they remember you when a new property becomes available.
Be aware though that some of them do not have the business experience to be able to identify exactly what you are looking for and base their suggestions on one factor ? such as space available or location- rather than bearing in mind the whole picture with regards to your identified criteria.
When searching for commercial rental property keep in mind the exact needs of your business, a large space may be available but if you are not permitted to install the necessary fixtures, machinery or technology then the extra space will probably be unsuitable.
A good commercial business solicitor will be able to look over the rental contract and make sure that you are aware of all of the conditions and responsibilities that you will have.
Legal advice will also clarify exactly what the landlord is responsible for and what you can expect from them if you have any problems or issues.
Commercial rental property is often listed on sites such as the Lettings Mall by both agents and private owners and will be listed in areas across the UK, you may be able to make a private agreement with the landlord but this would not be recommended when renting larger business premises.
